What's actually available in Hobart's office market
A look at what commercial leasing really looks like across greater Hobart right now, and what the listing numbers tell us.

If you're searching for office space to lease in Hobart, the first thing you discover is that the market is harder to read than it looks. A search on any of the major portals returns a mix of listings, some clearly labelled and some not, and it can be difficult to know what's actually out there without looking more carefully.
Here's a clearer picture.
How many listings are there
Across greater Hobart right now, around 260 commercial spaces are advertised for lease. That sounds like a reasonable pool, but the picture is more layered. Most of those listings don't specify a property type at all. Among the listings that do, offices make up the largest share: roughly 40 listings categorised as office space, compared to about 33 shops and retail premises, a smaller number of industrial and warehouse sites, and a handful of medical and consulting suites.
If you filter a portal search to "office", you're likely seeing less than half of what's genuinely relevant. The unlabelled listings include serviced offices, converted commercial buildings, mixed-use premises, and spaces where the owner simply hasn't categorised the listing in detail. Some of the most practical options for a professional firm or small team sit in that uncategorised group.
New listings come through at a steady pace. Over the March to June period this year, between roughly 25 and 40 new commercial lease listings appeared across greater Hobart each month, with June seeing a noticeable uptick. The flow is real, but so is the competition: when a space fits, it tends to move.
What the "office" category actually covers
Hobart's commercial stock doesn't split into neat tiers the way a larger city's market might.
The CBD has traditional tenancies in well-known buildings, but a significant share of available space sits in the suburbs, in converted heritage properties, in suites above retail strips, and in mixed-use developments along the waterfront and in inner-north Hobart. For a business putting a small team together, that variety is often more useful than it first appears. It means more flexibility on configuration, location, and sometimes lease terms.
What's harder to find publicly is rent. The majority of Hobart commercial listings are advertised as "Contact Agent". That's simply how this market works: landlords prefer to negotiate, and rents vary considerably depending on the tenancy, fit-out, and lease structure. It makes price comparisons difficult before you've spoken to anyone, but it also means there's often more room to discuss terms than a fixed advertised figure would suggest.
Making sense of the search
A few things that tend to help when you're looking for office space in Hobart:
Don't filter too narrowly at first. The listings that aren't categorised as "office" are worth reviewing. A space listed simply as "commercial" may suit your purposes, and the owner may be more open than the listing implies.
Be open on location. Some of the most practical tenancies for a small business are a few minutes' walk from the CBD rather than in it. Parking, building access, and fit-out condition often matter more than a specific street address.
Move when something fits. New listings appear regularly, but individual properties that tick every box don't stay long. Having a clear brief before you start searching makes it easier to act when the right space appears.
Understand what you're signing. Commercial leases vary considerably in length, rent-review structure, outgoings, and make-good obligations. Understanding those details before you commit saves a lot of difficulty later. If you have questions about what's standard in the Hobart market, talking through your situation with a local agent is a good place to start.
