Moonah to Glenorchy: Hobart's working spine
The corridor running north through Moonah and Glenorchy does most of Hobart's practical work. Here's what operators and property owners are seeing in this part of the market.

Stand at the northern end of the CBD and look up the highway. That stretch through Moonah and into Glenorchy is where a lot of Hobart's actual work gets done: trade suppliers, service businesses, community health providers, warehousing, and retail strips that have been here longer than most people remember.
It doesn't have the profile of Salamanca or Sandy Bay, but for operators who need good access, ample parking, and premises they can actually afford, this corridor earns its keep. Increasingly it's drawing attention from buyers and tenants who need a different kind of space than the city centre provides.
What the market looks like right now
Across greater Hobart, the listings we track currently show around 250 commercial properties advertised for lease and close to 95 for sale. New listings come through steadily, somewhere in the 20 to 40 range each month over the first half of this year.
Of the listings that state a property type, offices make up the largest share, followed by shops and retail, with warehouses and industrial premises a smaller but consistent presence. That breakdown reflects the corridor well. You'll find trade-facing sheds in Glenorchy, ground-floor retail along Moonah's main strip, and a growing number of professional offices in both suburbs, often in converted or purpose-built low-rise buildings.
Worth noting: a significant proportion of commercial listings across Hobart are advertised as "Contact Agent" on price. That's standard practice in this sector. It doesn't signal anything unusual about a particular property, but it does mean you need to make the call to understand what's achievable for a specific space.
Why this corridor attracts operators
A few things pull businesses north of the CBD.
Access. The Brooker Highway runs the length of the corridor and connects quickly to the Southern Outlet, the airport road and the north. For logistics operators and trade businesses, that connectivity is hard to replicate elsewhere in the city.
Space variety. The mix of property types here is wider than in the CBD. A medical practice looking for ground-floor premises with easy parking, a distributor needing a loading dock, a retailer wanting main-road exposure: all of them can find something in this corridor that wouldn't exist a kilometre closer to the waterfront.
Established community. Moonah in particular has functioned as a commercial and community centre for decades. It has the bones of a working high street, a large residential catchment, and the kind of consistent foot traffic that sustains service businesses.
Before you commit to a space
Commercial leases carry real obligations that differ significantly from residential tenancy agreements. Before signing anything, it's worth working through the terms with someone who knows how they operate in practice. That includes understanding the net rent against the total occupancy cost, what outgoings are passed through, any fitout or make-good requirements, and what the permitted use actually allows.
If you're a property owner thinking about bringing a commercial space to market, a current rental appraisal gives you a grounded picture of what the market will bear right now, which is more useful than working from what rents looked like two years ago.
And if you're running a business and weighing whether to lease or buy, our commercial property service sets out how we work with occupiers and investors to think through that question.
The corridor between Moonah and Glenorchy isn't glamorous, but glamour isn't usually what a business needs. What it needs is space that works, tenure it can rely on, and a landlord relationship that doesn't create problems. Those things are findable here.
If you're looking at the corridor and want to talk through what's realistic for your situation, we're glad to have that conversation.
