In commercial property, the lease is the value. We negotiate every term that way.

A commercial lease is not paperwork at the end of a deal. It is the asset's income, its risk, and a large share of its sale value, written down. We lease office, retail, and mixed use premises for their owners across Hobart, and we negotiate each term as if the building's value depends on it, because it does.

Finding an occupant is the visible part of the work. The value sits in what surrounds it: the rent against the real market, the strength of the business taking the space, and the terms that decide who pays for what over the next five or ten years. We treat each as its own piece of work.

Hobart's commercial market is tight, and good space attracts competing operators. That is negotiating strength, and it is easy to give away in a rushed heads of agreement. So we move quickly on marketing and deliberately on terms.
