Commercial · Management
The lease sets out what your asset should earn. Our job is to collect all of it.
Commercial management is lease administration done properly. The document your tenancy was negotiated on is full of dates, rights, and recoveries, and each one is worth real money: a rent review exercised on time, an option window watched, outgoings recovered as the lease provides. We read the lease the way it was negotiated and run the property to it.
It is a different discipline from residential management. The tenant is a business, the security is usually a bank guarantee, and the risks live in the document rather than the carpet. So the work centres on the lease: administering it, keeping the record straight, and making sure nothing is discovered for the first time at the end of the term.
You see all of it. Clear monthly statements, arrears acted on early, insurance and compliance obligations tracked, and an end of financial year summary your accountant can work straight from. When something needs a decision, you get the full picture and the call stays yours.
Administer.
Rent collected, reviews exercised on time and documented, option and expiry dates diarised from day one and acted on early, never left to memory.
Recover.
Outgoings budgeted at the start of the year, reconciled at the end, and recovered as the lease provides.
Protect.
Insurance certificates kept current, make good positions recorded from day one, notices documented, arrears followed up the day they appear. A file that stands up when it matters.
