A property appraisal is an agent’s considered view of what your property could achieve in the current market. Ours are free, provided in person by the agent who would handle your sale, and carry no obligation to sell or to list with us.
You receive a written appraisal: a realistic price range, the comparable sales behind it, and our read on how to present the property to reach the top of that range. We visit at a time that suits you and have the written appraisal back to you within two business days of the visit.
Position.
The street, the aspect, the land, and where the property sits in its market. What it is, who it suits, and what makes it worth more than the listing next to it.
Presentation.
How the property shows today and what would lift it. Often the difference between a good result and a great one is a short list of small, inexpensive changes.
Evidence.
Recent comparable sales, current competing listings, and how buyers are behaving right now. The range we give you is built on what the market has actually paid.
An appraisal is not a valuation.
A valuation is a formal report prepared by a licensed valuer for a fee, and it is what banks, courts, and government bodies rely on. An appraisal is an agent’s market estimate: free, grounded in comparable evidence, and designed to help you decide what to do next. If your situation calls for a formal valuation, we will say so and point you to a licensed valuer.
Selling now, or just deciding.
You do not need to be ready to sell. Some owners ask us in months before a sale to plan around the result they want. Others want to know where they stand. Either way, the appraisal is yours to keep, and what you do with it is up to you.
