Choosing a property manager: what actually matters
Fees are the easy question. The harder ones, and the ones that protect your asset, are about attention.
Most owners compare property managers on fees. It's the easiest number to line up in a spreadsheet, and the least useful predictor of how your asset will be looked after.
The questions worth asking
- How many properties does my manager carry? Boutique portfolios mean your property is known, not numbered.
- Who selects the tenant? The single most consequential decision in management, and one worth getting right every time.
- How, and how often, will I hear from you? Clear, honest reporting is the difference between confidence and anxiety.
A good manager treats your property like their own. That isn't a slogan; it's a standard you can interview for.
